This past year, our community outreach team set out to engage in conversations with property management teams across the greater Atlanta metro area, to learn what fire-safety needs residential properties had and to find ways to support. We overwhelmingly received the same feedback from teams across the state; the Annual Inspection and Certification of fire extinguishers on site was difficult to schedule, impossible to coordinate, and left the property manager and maintenance team feeling overwhelmed and unsuccessful.

WE FELT THAT WAY, TOO!
Our team has historically serviced over 30,000 businesses in both Georgia and Tennessee, and have coordinated and services jobs for multi-family homes across the state. After seeing the challenges that property management teams have in notifying their residents that the annual inspection and certification of fire extinguishers was going to take place, we decided to dig deeper and asked what specifically were the biggest challenges they faced. “We wanted to know how we could streamline the process to take something off of their plate if at all possible”, said Chris Foster, the owner at Orion Fire Systems. “What we learned was that property managers were expected to do all of the prep work for informing residents about upcoming service, essentially by themselves. Some had a maintenance manager that could help to support, but that meant that two people were tasked with printing hundreds of notices to hang on resident’s doors, hanging them around the property within 48 hours of scheduled service, ensuring that their tenants actually remembered to put their extinguishers out to be inspected and certified, and also remembering to schedule an annual inspection each year. That is a lot of work for two people, especially given that they were also expected to keep up with the never-ending list of maintenance requests coming in at the same time”. Insisting that there had to be a better way, she brought this feedback to the Orion Management team.

“The feedback that we got from management teams was really eye-opening. It was evident through the conversations we had with multiple property management teams, that staff and residents were not being officially taught how to use the fire extinguishers in their apartments or townhomes either–a life-saving skill that is essential if there were ever a fire on site. After receiving this feedback, the team at Orion fire worked through several iterations of a new service model to not only ease the workload for property management teams, but also to ensure that community members were properly prepared to use their fire extinguishers in the event of an emergency.
